1950s Latino Immigration Lower East Side becomes known as Loisaida.
Flight to the Suburbs by middle class families.
1970s A failing economy in New York City contributes to an increase in crime, drugs, and violence.
1975 New York City narrowly avoids bankruptcy due to the New York City Seasonal Financing Act that provided 2.3 billion dollars in federal loans to the city.
1988 The Tompkins Square Park Riots were a result of rising tension in the Lower East Side due to the rise of
market-rate rents and the 1am curfew proposed for the park. 40 people were injured (13 were policemen) during the riot that occurred on August 6, 1988, and the police department faced backlash for what was seen as police brutality.
1995 The Lower East side sees the first wave of non-immigrants moving into the neighborhood. Gentrification begins.
2000s A rise in Luxury Developments in the Lower East Side is seen.
2012 Hurricane Sandy hits, compromising the structure of many NYCHA developments as well as the safety of its residents.
2013 A lawsuit is filed against NYCHA's lease plan to build luxury housing units on several of the housing developments' open spaces by the New York Environmental Law and Justice Project, the Urban Justice Center, and a coalition of 409 tenants of the various developments.
